From ambitious waterfront regeneration to major road upgrades, new housing estates and proposed pipelines, Liverpool and the surrounding region are seeing significant development activity. This round-up examines key projects shaping the city and local communities.
Liverpool is currently experiencing a wave of significant development projects aimed at urban and regional revitalization. At the heart of this activity is the proposed Mayoral Development Corporation, which plans to transform 174 hectares of brownfield land along the North Docks. This ambitious project aims to deliver 5 million square feet of commercial space and nearly 18,000 new homes. The Liverpool City Council is actively consulting with the public on these plans, which incorporate broader initiatives like the Liverpool Waters development and the Pumpfields Masterplan.
Metro Mayor Steve Rotheram noted that this scheme could serve as a catalyst for one of the most significant regeneration projects in the UK this century. Wavertree High Street is preparing for a major upgrade funded by a £13.6 million grant from the Liverpool City Region Combined Authority. Elsewhere in the region, the border of Widnes is seeing the submission of plans for a 220-home housing estate on Gorsey Lane, near Clock Face. While Halton Council has raised no objections to the proposal, neighboring Warrington Council has expressed concerns regarding the broader Bold Forest Garden Village Masterplan. The proposed estate features a mix of one to five-bedroom homes, with 30% designated as affordable housing.
Furthermore, property developer Capital & Centric and Beetham Development have unveiled designs for the 'Kings' project in Liverpool, which includes a 70-story tower set to become the tallest building in the city. The development will feature a five-star hotel across 23 floors and 563 luxury residences, alongside amenities such as restaurants, gyms, and a rooftop terrace. This project is part of a larger masterplan that includes ten buildings, new arts venues, and commercial spaces.
Despite these advancements, some regional projects have faced local opposition. Plans for the 'HyNet North West' pipeline, a £5 billion project designed to transport carbon dioxide from cement production to storage under the Irish Sea, have prompted protests from hundreds of residents in Wirral. Protesters have expressed concerns regarding environmental impact, safety, and the consultation process. While HyNet officials maintain that the scheme is essential for national decarbonization targets, they have also emphasized their commitment to safety measures and future land reinstatement along the route.
